You may start the process of your plans and agency approvals. Plan Agency reviews can be done concurrently; however, you will need approvals from all agencies before your building permit can be issued. The Commonwealth of Virginia adopts updated building codes every few years. Read the Virginia Uniform Statewide Building Code Web page or contact the Building Development Plan Review Branch at 703-792-4040 or [email protected] to find out which codes apply to you and the most current minimum plan review requirements for your project.
If you have your house plans professionally prepared by a Virginia Professional Engineer or Architect, you have the option of requesting Plan Waivers to expedite the time required for plan review. The Professional Engineer or Registered Architect Waiver Form shall be completed by your engineer or architect. In addition you (the owner) or your agent must complete the Owner/Agent Waiver Form. Submit these required forms with the house plan submission.
In addition to your plan approvals, you may also need several other final approvals. The complexity of your project will determine the types of approvals you will need. Here is a list of the common types of approvals that you may need for your residential project:

Payment can be made using Cash, Checks, or Credit/Debit cards for all development related fees, excluding Proffers, Bonds and Escrow payments. Only a separate Check or Cash are accepted for those exceptions. Checks should be made payable to ‘Prince William County’ or ‘PWC’. Credit/Debit cards must be Visa, MasterCard, or Discover. Credit/Debit card transactions may only be conducted in person.
At various stages of construction you will need to schedule Building Inspections to ensure the work meets building code requirements. These inspections will ensure the integrity and safety of the work. For more information read Residential Construction Inspections and Scheduling an Inspection.
Your project may also require several other inspections including Health Department PWC Service Authority and Site. ;Please discuss the type of inspections you may need with those agencies.
A final occupancy permit can be issued for your home when all inspections (e.g. Building, Health Department, PWCSA, and site) are completed successfully and all outstanding fees have been paid.
Upon completion of the five steps above, you may move into your new home!
